RENT RECEIVED AFTER TEN DAYS OF DUE DATE FORFEITS SECURITY DEPOSIT. Landlord will give a “Verbal” request for payment by telephone on 5th of month. Where rent is not paid by the first of the month.

NOTICE TO VACATE: BY LANDLORD:

WRITTEN EVICTION NOTICE WILL BE SERVED ON THE 10TH DAY WHERE RENT IS STILL NOT RECEIVED

FAILURE TO PAY RENT AS DESCRIBED ABOVE WILL RESULT IN IMMEDIATE EVICTION NOTICE. TENANT AGREES TO VACATE PROPERTY WITHIN TEN DAYS OF NOT PAYING RENT ON THE FIRST DAY OF EVERY MONTH.  AFTER THE ELEVENTH DAY, PROPERTY WILL BE CONSIDERED “ABANDONED” BY TENANT.

NOTICE TO VACATE WILL BE MAILED OR TAPED TO FRONT DOOR OF/TO PROPERTY ON THE 10TH DAY WHERE  RENT IS STILL NOT PAID.  TENANT AGREES TO VACATE PROPERTY NO LATER THAN 10 DAYS OF RENT BEING PAST DUE. (Landlord gives tenant 10 days from rent due date to vacate)  Tenant agrees to be OUT by 10th of the month.

LANDLORD WILL CHANGE THE LOCKS ON THE DOORS THE 11TH DAY WHERE RENT PAYMENT HAS NOT BEEN RECEIVED.  PERSONAL TENANT PROPERTY LOCATED IN AND AT THE PROPERTY WILL BE CONSIDERED “ABANDONED” AND BECOME THE PROPERTY OF THE LANDLORD TO DISPOSE OF AT HER DISCRETION.  TENANT WILL RECEIVE NO RECOURSE AND DEPOSIT IS FORFEITED.

NOTICE TO VACATE:  BY TENANT:

Tenant agrees to give the Landlord a 30 DAY written notice of his/her intent to vacate along with that full months rent when it is paid on the 1st of each month.  Deposit is forfeited if contract terms violated.

PETS:  NO MORE THAN ONE pet may be kept in the fenced backyard.  Landlord will not be help responsible for any damage or injuries caused to anyone or anything by Tenants pets/self/friends/family.  Tenant is responsible for all damages caused by their Pet to interior and exterior of house or to any other person or property.

LAWN & PIPES:  Tenant is responsible for maintaining the yard.  Tenant agrees to mow the grass when it becomes higher than ankle deep.    Landlord will charge and Tenant will pay $60.00 each time she has to cut the grass. Tenant agrees not to PARK on the front yard grass and is held responsible for damage to house & lawn.

 

 

 

 

UTILITIES & APPLIANCES: Garbage collection is done by the city of Greenville at no charge to Tenant.   Collected every THURSDAY, and must be placed at the curb.  Landlord requests no garbage accumulation longer than 2 weeks to avoid pest/bug infestation.

Tenant is responsible for securing and payment of his/her own utilities: Power, Water & Sewer, Cable; Phone.  Landlord will not be held responsible for any Tenant debts or liabilities.

Tenant understands the property may not have any appliances, and that appliances are not provided in this contract.

RENOVATIONS:  No other remodeling, additions, renovations are agreed to until the house becomes the Tenant’s personal property, unless otherwise agreed upon in writing PRIOR to the construction.

INSURANCE COVERAGE AND LIABILITY:

Tenant understands the landlord is not responsible for carrying insurance on Tenants personal property.

Tenant is responsible for own “renters” insurance

Tenant understands that he/she will be held responsible for damage/losses incurred by the Landlord due to “negligence” by the tenant.  It is advised that the Tenant’s Renter Insurance should cover fire/theft, and liability for accidents and to protect Tenants personal property, etc. Tenant will be held responsible for losses/damages to property due to Tenants negligence.

Tenant understands the Landlord will not be held responsible for any injuries/damages occurring on the rental property; either personal injuries or injuries to other people-things-or property. Tenant is responsible for his/her/pets/children/family/friends own accidents and liabilities occurring on and in the rental property.

Tenant understands the Landlord will not be held responsible for any unlawful activities/actions/accidents on her property during the Tenants occupancy or by any prior occupants.
